Included are numerous mining claims, flowing wells, live water creeks, AND the historic Cutting Gold Mine is on the property! Owned by Black Hills Power, Inc. since 1957 and offered for the first time in nearly 70 years!

Property Location

Property Location: This property is located within and adjacent to the western boundary of the City of Lead, SD

Property Directions: On the north edge of Lead, on US HWY 14A, take Cutting Mine Rd west approximately .4mi to the property, Or from the top, at the intersection of HWY 14A and 1st St, take 1st St west to Mountain View and follow Mountain View to the end. Property will be to the north.  

Locale

The nearest town to the Cutting Mine Property is Lead, SD nestled in the northern Black Hills. Lead’s population is approximately 3,000. Though small, the community boasts a heavy tourist industry, rooted in the region’s historical gold mining industry of the 1800’s. There is shopping, fine and casual dining and sightseeing of the many local attractions. Lead is currently the home of Sanford Underground Research Facility that draws worldwide attention. Four miles up the road is historical Deadwood, South Dakota, home of legendary figures, historical shootouts and gaming halls!

The Black Hills is home to multiple natural beauties and attractions including Mount Rushmore, Custer State Park, Black Elk Peak, Sylvan Lake and many more. The area offers many recreational opportunities including: hiking, fishing, hunting, ATV riding, golfing  and during the winter months snowmobiling and skiing.

Rapid City is located 45 miles southeast of Lead. Air services are found in the nearby towns of Spearfish and Sturgis. Regional flight services are available within an hour drive at Rapid City Regional Airport with direct flights to over twenty major markets.

Topography

The property is timbered and rugged with many aspen filled draws. Deadwood Creek makes the north boundary along much of the property. 

Soils

Grizzly-Mineshaft complex, 40 to 80 percent slopes (227 Ac.) Pactola-Buska channery silt loams, 20 to 60 percent slopes (166 Ac).

Water

There are major water resources on the property, including flowing wells, creeks and springs. City water is available from the upper end.  

Access

The property is easily accessed off US Hwy 14A on the north edge of the City of Lead and is flanked by the Deadwood Creek Rd along the north boundary.

Improvements

The property is largely unimproved, save an existing block building connected to the Cutting Mine. Remnants of the Mine structures are still visible on the property.

Operation

The property has not been in production in recent years.

Wildlife

Whitetail deer are the most prominent wildlife on the property and can be seen in abundance. Other species include, coyote, bobcat, raptors and others common to the region.

Utilities

There is 3-phase and single-phase power located on the premises. (The transmission lines crossing the property will not be available as service lines).

Easements

Black Hills Power, Inc. will retain a 50’ Electric Overhead/Underground Easement (25’ from the centerline) along the existing transmission and power lines. See Easement documents in Bidding Packet. 

Taxes

The real estate taxes are currently assessed centrally and will be re-assessed upon transfer of title.

Tract Descriptions

Tract 1: Consisting of 160.3117 Ac. 

  • Legal description; mineral loads.: Montoursville, Manhattan, Nellie McCarthy, Muncy, Williamsport, Boss, General Lawton #3, General Lawton #2, Golden Rule, Plutocrat, Of mineral survey # 1685. in Sections 30 & 31, all in T 5 N, R 3 E, BHM, Lawrence County, South Dakota.
  • Tract #1 is the largest of the individual Tracts in the offering at 160.31Ac. This is a remarkable property with size and topography rarely available this close to population centers. The terrain varies from rugged mountain like ridges to pleasant aspen lined draws and coolies. Deadwood Creek follows the boundary along the north and western perimeter and Rutabaga Gulch runs along the eastern boundary and through parts of the property. Access may be obtained from Cutting Mine Rd/Deadwood Creek Rd, via the section line and entering from the west. Additionally, in the event the property sells in Tracts, an easement will be retained providing access along the Rutabaga Gulch trail.  

Tract 2: Consisting of 90.86 Ac.

  • Legal Description: Mineral Lodes Lucy, General Lawton, Pennsylvania, Max, Buckhorn, Good For Nothing and Good For Nothing Fraction of Mineral Survey #1685 in Sections 30 & 31 all in T5N, R3E, BHM, Lawrence County, South Dakota.
  • Tract 2 is a large Tract with exceptional access directly off Cutting Mine Rd/Deadwood Cr Rd. Deadwood Creek flows along and through the property and Rutabaga Gulch provides access through the interior along aspen lined coolies and rugged rock outcroppings. Numerous mine claims and shafts can be found throughout this tract.  In the event the property sells in Tracts, an access easement shall be reserved through this Tract along Rutabaga Gulch to the adjoining Tracts.  

Tract 3: Consisting of 33.028 Ac.

  • Legal Description; Mineral Lodes, Black Coon Fraction of Mineral Survey #1685 in Section 30; and Mineral Lodes Winnie F and Winnie F Fraction in Sections 29 & 30, all in T5N, RE, BHM, Lawrence County, South Dakota.

Terms & Conditions
  • The Property will be offered in Seven Tracts and as One Entire Unit, selling in the manner realizing the greater return for the Seller. The Property sells subject to Seller confirmation. A 50′ Electric Line Easement following the existing powerlines shall be required to be signed by Purchaser at the time of Closing. In the event the property sells in Tracts, a 50’ access and utility easement, following existing trails, shall be reserved and executed by the Parties at the time of closing. Cost of the easement document shall be the responsibility of the Seller. At the conclusion of the auction successful bidders shall enter into a purchase agreement and deposit 15% nonrefundable earnest money with the balance due in certified funds upon closing, on or before December 27, 2024. Property will be sold without buyer contingency of any kind. Have financial arrangements secured prior to bidding. Property shall be sold by legal description only. No warrantees or representation is made regarding actual acreage. The property has been surveyed and survey maps are available for review prior to the auction.   • Title: Merchantable title shall be conveyed by Warranty Deed, subject to easements, restrictions, covenants and/or reservations of record. An Owners policy of title insurance shall be provided at the time of closing, with the cost divided equally between Purchaser and Seller. A preliminary title policy will be available for your inspection prior to the auction. Mineral interests have been determined to be 100% intact and shall transfer with title.
  • Taxes: The 2023 and 2024 taxes shall be paid by the Seller. The 2025 taxes shall be the responsibility of the Purchaser, when due.
