Tract 1 Description

TRACT 1; CONSISTING OF 5,734.74 +/- ac.; The “Headquarter Tract” includes the very neat and functional HQ improvements and Red Scaffold Creek meanders through the Tract from NW to SE providing exceptional winter protection and productive hay meadows. 

The Headquarters includes: a tidy ranch home, 2 car garage, shop with 12’ side walls, calving barn, loafing shed, large guard rail constructed corral and working pens, traps and lanes. Fiber optics communication is available and trenched into the HQ.

Water resources on Tract 1 stem primarily from two main wells tied together serving multiple tanks along miles of pipeline stretching the length and depth of the property. Tract 2 Description

TRACT 2: CONSISTING OF 901.52 +/- ac.; Tract 2 is an exceptionally well-grassed tract with direct access to SD Hwy 73! Tract 2 is fenced and cross-fenced and watered by an exceptional 10 ac. reservoir along with two smaller reservoirs and an old windmill well (not used in recent years). The topography is gently rolling with draws combining with Pretty Creek and rangeland comprised of a variety of native species, from buffalo sod to bluestem, and cool season tame grasses as remnants of the pioneering days. An older, wooden set of corrals is next to the windmill and wouldn’t need much “sprucing up” to be functional again. TRACT 3; CONSISTING OF 630.81 +/- ac., Tract 3 is a well grassed gently rolling tract. Soils on Tract 3 are comprised mostly of Abor and Lawther silty clays and Gerdrum loam with 2 – 6% slopes. This is a very versatile tract. While currently in grazing production and would also make a terrific heifer developement or purebred breeding pasture due to the lack of neighboring livestock pressure, tract 3 could easily be partially converted to hay land or crop. The western boundary is bordered by farm ground and the northwestern boundary is bordered by hay ground. Water on Tract 3 currently consists of two dam/dugouts in good condition. 

Tract 3 is accessible directly off SD Hwy 73 and adjoins the Hwy for 1 mile. There is an improved section line road along the north boundary and a “Dead End” gravel road along the southern boundary of the Tract. 

Tract 4 Description

The property will be offered in 4 individual Tracts and as One Entire Unit, selling in the manner realizing the greatest return to the seller. Successful Bidder(s) shall enter into a purchase agreement and make a 10% non-refundable earnest money deposit at the conclusion of the auction with the balance due in certified funds on or before March 10, 2026. Property sells without reserve bid and without buyer contingency of any kind. Have your financial arrangements secured prior to bidding! 

Title: Title transfers by Warranty Deed, an owners’ policy title commitment showing merchantable title, subject to conditions, restrictions, zoning, and easements of records will be provided and is available for review prior to the auction. The 2025 and prior years’ RE taxes will be paid by the Seller, the 2026 RE taxes, payable in 2027 shall be the responsibility of the Buyer. The closing agent fee and cost of Owners Policy of title insurance will be divided equally between Buyer(s) and Sellers. Sellers make no representation as to any interest in mineral, oil, gas, fossil and hydrocarbons of any nature. All Sellers’ mineral interests owned (if any) shall transfer with title.
