Location & Directions

Property Location: Buffalo Gap, South Dakota 

Property Directions: From Buffalo Gap; Drive East on Riverside Road (county gravel road 656) for approximately 12 miles. The property begins in the northeast corner of the intersection of Riverside Road and 148th Avenue.  

Locale

The nearby small town of Buffalo Gap, population 139, is the closest community. Home to the Buffalo Gap National Grasslands, the area’s surprising diversity of plants and animals is one of the most extensive, productive ecosystems in the United States. 

The community of Hot Springs, population 3,500, has been called “the Southern Gateway to the Black Hills” because of its native charm, temperate year-round weather, outdoor recreation, and easy access to local attractions. In addition to the hospitality industry, Hot Springs is home to the county seat, many local businesses, a K12 public school and private elementary school. Two universities are located within one hour’s drive.  

Topography

The property is comprised of level farmland, situated on a bench above the Cheyenne River breaks.

Irrigation

Approximately 87.11 Acres are irrigated under (3) Valley Irrigation center pivots. Irrigation water is provided to the property via the Angostura Irrigation District. The 2024 irrigation assessment was $5,196 on 103 acres.

Water

Two private shallow wells supply livestock or domestic water. Irrigation is provided via the Angostura Irrigation District of Oral, South Dakota.

Access

The property boundaries Custer County gravel roads on three sides. An Angostura irrigation operations and maintenance road provides gravel road access to the interior. 

Improvements

The property is improved with three Valley Irrigation center pivot systems. Two of which, a 4-tower and a 7-tower, were erected new in 2016. The newest pivot is a 3-tower, that was placed in 2022.

Operation

The irrigated acres provide multiple crop possibilities and are seeded to newly established stands of alfalfa, while the pasture of nearly 80 acres provides grazing for livestock. Alfalfa is harvested on the farmland and marketed through the area or regional hay market. In most years, the owner also puts up hay on the pasture land, which benefits from excess irrigation water. 

Utilities

Electric power is provided to the irrigation pumps via Black Hills Electric Coop. Fiber optics communication is also available.

Wildlife

Whitetail and Mule deer, antelope, grouse, pheasant, turkey, coyote, and more are found on the property.

Leases

There are no leases in place on the property. The owner may potentially be available to continue haying operations.
