Executive Summary: Fantastic opportunity to purchase productive farmground with outstanding access. The property had historically been farmed for small grains and hay production until 2019 when it was seeded to Alfalfa.

The property borders good gravel road and only 3 miles from State Hwy 20. Over 60% of the ground has a CPI of 73-89. The entire property has a very well established alfalfa field that typically produces 1.75-2.0 tons per acre for the first cutting. Approximately every other year a second cutting is taken which produces approximately 1-1.25 tons per acre. Property Location: The Date Road farm ground is located in the center of Perkins County, which is located in the northwestern corner of South Dakota.  

Property Directions: From Bison, SD travel west on hwy 20 approximately 10.5 miles to Date Road then south 3 miles. From Reva, SD travel east on hwy 20 approximately 19.5 miles to Date Road then south 3 miles.   

Locale
Soils
The soils are a mixture of Morton and Regent Loams with an average CPI of 66.12. Approximately 12% of the topography is 0-2% slope, 41% of the topography is 2-6 % slope, balance is greater than 6% slope. The property has been excellently managed to prevent erosion and noxious weeds.
Water
There is a dam in the center of tracts 1 & 2. Perkins County Rural Water runs along Date Road but does not currently service the property.
Access
Access to the property is via Date Road (county gravel road).
Improvements
Old Grain bin on tract 2, not in use.
Wildlife
Wildlife includes: Whitetail deer, Antelope, Pheasants, Grouse, fox, coyote.  
Utilities
The property is not serviced by any utilities. Perkins County Rural Water runs along Date Road and Grand Electric has a powerline running along the east boundary of Tract 1.

The perimeter is fenced where it borders neighboring grazing land; there is no fence where the property borders neighboring farm land.

Tract 1:

  • Legal Description: S1/2NE4, SE1/4; 240 acres (93% tillable)
  • Soils: Approximately 224 acres tillable with an average CPI of 59.08. Access is provided by a 2 track section line road to the southwest corner. Additionally, there is an established 2 track road to the northwest corner, but is not on a section line.
  • Tract Description: The property slopes downward from north to south at a rate of mostly 3-9% in long, ¾ mile runs. The property is classified by the FSA as being 4 fields but is farmed as 1 field.

Tract 2:

  • Legal Description: S1/2NW4, SW1/4; 240 acres (92% tillable)
  • Soils: Approximately 221 acres tillable with an average CPI of 69.51. Access is outstanding, provided by ¾ mile of Date Road frontage as well as a 2 track section line road along the southern border and a 2 track trail, which is not along a section line, along the northern border.
  • Tract Description: The property slopes downward from north to south at a rate of mostly 2-9% in long, ¾ mile runs. The property is classified by the FSA as being 4 fields but is being farmed mostly as 1 field. A drainage ditch runs along the eastern boundary, separating tract 2 from tract 1. This drainage ditch is nicely grassed and has a dam about half way down, creating a fantastic habitat for wildlife.

Tract 3:

  • Legal Description: Section 31: NE1/4; 160 acres (95% tillable)
  • Soils: Approximately 152.47 tillable acres with an outstanding average CPI of 71.56. Access is tremendous with ½ mile of Date Road frontage.
  • Tract Description: The property slopes from east to west at a modest rate of 2-6% in ½ mile runs from north to south. The property is classified by the FSA as being 4 fields but is being farmed as 1 field.
