Locale

The Sweetman Ranch is located in the heart of ranch country. The area of Southwestern South Dakota and Northwestern Nebraska is a region of the Northern Plains renown for the strong grass production and exceptional gains. Attractions in the area include the Black Hills National Forrest and Angostura Reservoir to the north and Ft. Robinson State Park in Nebraska to the south. Many of the neighboring municipalities have the consumer services necessary to maintain an operation as well as several Livestock Markets within 90 miles.

TOPOGRAPHY

The topography is made up of gently rolling, grass covered hills with shallow drainages emptying into Indian Creek which traverses through the northern portion of the ranch. Areas of deciduous trees are scattered intermittently along the creek providing shade and protection from the elements. Several large dams were constructed in an attempt to irrigate the lower fields along the creek but haven’t been used for irrigating for some time now.

SOILS

The soils along Indian Creek are comprised primarily of Bufton Clay Loam, Craft Loam, and Kyle Silty Clay. Other predominant soils include Pierre Clay, Samsil – Pierre Clay and Lohmiller Silty Clay   

Wildlife

Mule and Whitetail Deer as well as Pronghorn Antelope inhabit the ranch, as do game birds such as grouse, sage hens, and even the occasional pheasant. Coyotes, Bobcat, and fox are also all typical residents of the ranch.

Operation

The ranch currently operates as a Cow/calf enterprise calving 530 mother cows and selling or removing the calves in the fall. The ranch has historically put up ample amounts of feed for winter feeding and has not relied upon purchased roughage. In addition to the grazing permit and State lease appurtenant to the ranch, a private lease has been utilized in recent years for summering approximately 130 pairs, allowing parts of the ranch to rest during the growing season.

Water

The ranch is serviced by the Indian Creek Rural Water Users Assn rural water pipe-line which is piped throughout the ranch and provides ample water resources for the livestock. Additionally, water on the ranch is augmented by numerous well-placed reservoirs for use by livestock and wildlife.   

Utilities

Power is provided by Niobrara Electric Co. and fiber optic service is trenched to the HQ.

Access

Access to the ranch is provided by well-maintained County gravel roads, Monroe Canyon and Edgemont Rd when traveling from the south and W Ardmore Rd from the East.  

Improvements

Improvements include a modest ranch house, 26×58 manufactured home, two large pole barn machine sheds, calving barns, corrals fence-line feed rails and separate HQ unit. 

Leases

The ranch holds a Nebraska School Trust Lands Lease on Section 36, T35N, R55W, Sioux County NE. The NE State Lease is assignable and will be transferred to the new owner upon closing. 640+/- at a rate of $5,375.90/year | Lease # 114540-31 which expires December 31, 2031

 Additionally, the ranch serves as the commensurate property for a Grazing Permit in the Indian Creek Grazing Assn on the Buffalo Gap National Grasslands. The grazing permit is for 467 AUM’s (animal unit months). The Permit may be waived in favor of a new owner upon closing. Transfer details and qualifications are available upon request.

The 2023 real estate taxes were $$27,725.
